We meet with the client to determine their development     objective for the site. We then determine the entitlement     process required to achieve the goal. We map out the     process including all the required steps spelling out any     variances, special exceptions or code modifications that may     be required. We develop a preliminary entitlement process     schedule to show the time line to navigate the process to     approval.

 

    

   We review available records and do appropriate research    at the jurisdictional level to determine the current    entitlement status of the project. We compile copies of all    relevant Master Plans, Overlay Districts, EIS (environmental    impact statements), DRI (development of regional impact),    Zoning Action or Site Plan approval documents to determine    the current approval status of the project site.

 

 

     We research available records and contact the appropriate      agencies to determine the current permit status of the project.      We determine if there are any outstanding permit and bonding      issues for the site and the process to complete /correct open      issues. We produce a list of all required permits for the project      with fees and time estimates to obtain.

 

 

 

 

     We research the project’s jurisdiction to determine the      availability of financial assistance from government agencies      for the project. This includes incentives in the form of project      subsidies for off-site improvements, TIF (tax increment      financing), Tax Abatements, Brownfield Development Credits      and Impact Fee Credits.
